Construction dust does not settle once. It settles repeatedly.

That single fact explains why post-works cleaning is so often underestimated, and why a space that looked finished on Thursday looks dusty again on Friday morning.

Fine plaster, MDF and cutting dust is light enough to stay airborne for hours and to be disturbed by every door opening, every foot crossing the floor and every air handling unit starting up. Cleaning it properly means working top down, extracting rather than dispersing, and — critically — attending after the trades have genuinely finished rather than while somebody is still cutting architrave in the next room.

The other characteristic of this work is that it is judged against an inspection. A handover clean is not measured by whether the space feels tidy; it is measured by whether it passes a walk-round where somebody runs a finger along the top of a door frame and looks at the underside of a shelf. So we work to that standard — the places dust hides rather than the places it shows.

This is a cleaning service, not a waste clearance service. Ordinary cleaning waste generated by our own work is handled as part of the job. Construction waste, packaging volumes, offcuts and site debris must be assessed and agreed separately. We do not remove hazardous or specialist waste, including anything containing or suspected to contain asbestos, and we will not accept a scope that assumes we will.

Indicative durations are based on a typical medium-sized agreed scope. Larger, heavily used or more complex premises may require additional time. The final schedule is confirmed after the property requirements, access and service scope have been reviewed.

Staffing is not fixed in advance either. How many people attend, and for how long, is determined once the scope, access and property requirements have been reviewed.

    The dominant factor, and the reason two identical floor plans can differ by a factor of three.

  • Whether the trades have finished

    Cleaning alongside live works costs more and delivers a result that will not survive to inspection.

  • Glazing and joinery quantity

    New glass and new joinery are the most detail-intensive elements of any fit-out.

    What the manufacturer permits at that stage limits the method available to us.

Measured by inspection

A handover clean is not judged by whether the space feels tidy. It is judged by somebody running a finger along the top of a door frame and looking at the underside of a shelf.

Handover phases

Six phases, in a fixed order.

Construction dust settles repeatedly, so sequence matters more here than anywhere else. Floors are always last, and nothing above them is left to be disturbed afterwards.

  1. Scope review

    The programme is confirmed on arrival: which trades have genuinely finished, what protection is still in place, and whether snagging is complete or still to come.

  2. Dust and surface detail

    High level first — ledges, bulkheads, ceiling grid faces, above-door surfaces. Dust is vacuum-extracted rather than swept, because sweeping simply relaunches it.

  3. Fixtures and fittings

    Protective film and labels removed from glazing, sanitary ware and appliances. Joinery, worktops, shelving, switch plates and ironmongery cleaned and checked.

  4. Floors

    Cleaned by a method suited to the finish and its cure state. Screed dust, grout haze and installation residue addressed within whatever the manufacturer permits at that stage.

  5. Final presentation

    A last pass across every surface once nothing above it remains to be disturbed, so the space is seen as it will be at inspection.

  6. Handover review

    Walked with you against the agreed scope. Bonded residue that could not be removed safely, and finishing left short by others, is pointed out rather than left to be found.

Scope qualifications

  • Attendance is scheduled after the trades have finished. Cleaning alongside live works produces a result that will not survive to inspection, and is quoted differently if it is genuinely required
  • Dust settles repeatedly; where other work continues after our attendance, a further clean may be needed and will be quoted separately
  • New floor finishes may not yet be cured or sealed; cleaning method is limited by what the manufacturer permits at that stage
  • Paint splashes, adhesive, grout haze, silicone and cement residue are removed only where the surface tolerates it safely — some residues are bonded and cannot be removed without damage
  • Defects, damage and poor finishing left by others are reported, not corrected
  • Water, power, lighting and safe access must be available at the property
  • Site rules, inductions and permit requirements are followed and factored into the quotation

Working process

How a handover clean is planned and delivered.

  1. Establish the programme, not just the area

    The most important question is when the trades genuinely finish. A handover clean booked to start while joiners are still cutting will not survive to inspection. We ask about the programme, the snagging plan and the inspection date, and schedule attendance to sit properly between them.

  2. Assess condition and finishes

    What the surfaces are, whether new floor finishes are cured or sealed, how much protection is still in place, how much residue there is, and what the site rules require of contractors. Photographs are particularly valuable here — condition varies enormously between projects of identical size.

  3. Decide single clean or staged sequence

    Many projects are better served by two attendances: a builders' clean to get the bulk of the dust and protection out, then a final handover clean once snagging is complete. We will say which we think fits your programme and price them separately so you can choose.

  4. Work top down, extracting dust

    High level first, then finishes and fittings, then floors last. Dust is vacuum-extracted rather than swept, because dry sweeping simply relaunches it into the air to settle on everything already cleaned. Protection and film come off in sequence so nothing newly cleaned is contaminated again.

  5. Final pass and walk-round

    A final floor pass once everything else is complete, then a walk-round with you against the agreed scope. Anything that could not be removed safely — bonded residue, damage beneath the dust, finishing left short by others — is pointed out and recorded rather than left for the inspection to find.

Limitations

Waste, hazards and making good

This is a cleaning service. It is not a waste clearance service and it is not a snagging contractor.

  • Hazardous waste, and any material containing or suspected to contain asbestos, is never removed by us
  • Specialist construction waste disposal, skip provision and bulk debris clearance are not included
  • Major paint, adhesive, silicone or cement removal is not undertaken — bonded residue risks damaging new finishes
  • Snagging, making good, decorating and remedial works are not part of this service
  • Sealing, polishing and finishing of new floors is a separate trade

Post-works cleaning — common questions.

Do you remove construction waste and rubbish?

Not as part of the cleaning. Ordinary waste generated by our own work — used cloths, removed protective film, bagged dust — is handled by us. Construction waste, packaging volumes, offcuts, pallets and site debris are a separate matter requiring separate arrangements, and must be assessed and agreed in advance if you want us involved at all. Most projects handle this through the contractor's own skip and waste arrangements, which is usually the sensible route.

What about hazardous materials or asbestos?

We do not remove hazardous or specialist waste of any kind, and we do not accept scopes that assume otherwise. Anything containing or suspected to contain asbestos requires a licensed specialist working under an entirely different regime — this is not a matter of preference. If asbestos is suspected anywhere in the works area, cleaning must not proceed until it has been properly assessed and dealt with by the appropriate specialist.

Can you clean while the builders are still working?

We can, but we will tell you honestly that it is usually a poor investment. Dust settles repeatedly, and a surface cleaned while somebody is still cutting will be dusty again within the hour. The effective approach on most projects is a builders' clean to remove the bulk once the messy trades are done, then a final handover clean after snagging. If cleaning genuinely has to happen alongside live works, we will quote it on that basis and be clear about what the result will be.

Will you get the paint and adhesive off the new surfaces?

Where the surface tolerates it safely, yes. Light splashes and fresh residue often come away without difficulty. Bonded residue is a different matter — removing dried paint, cured adhesive, silicone or cement from glass, coated surfaces or delicate finishes carries a genuine risk of scratching or damaging the material, and that risk sits with whoever attempts it. We will remove what can be removed safely and report what cannot, rather than damaging a new finish trying to force it.

The floors are brand new. Is there a risk in cleaning them?

There can be, which is why we ask. New floor finishes are frequently not yet cured or sealed, and manufacturers commonly specify a period during which only limited cleaning is permitted. Applying a normal method too early can permanently mark a floor that was installed two days ago. We work within whatever the manufacturer allows at that stage, and where that limits what we can achieve we will tell you rather than risk the finish.

We have a fixed handover date. Can you work to it?

Tell us the date at enquiry stage and we will be straight with you about whether we can resource it properly. A fixed inspection date often means a larger team working in parallel, or evening and weekend attendance, both of which affect the quotation. What we will not do is accept a date we cannot meet and leave you discovering that the week before handover. Availability depends on scope, location and our capacity at the time.
