Photographs
Worth more than any description for deep cleaning, carpet and upholstery, and post-works work — condition is what determines the price, and condition is exactly what words leave out.
Access constraints
Restricted hours, signing-in procedures, landlord or shopping-centre rules for contractors, loading windows and permit requirements all affect the price and the practicality.
Fixed dates
A handover, an inspection, a reopening or a lease event. If there is a date that cannot move, tell us early so we can be honest about whether we can resource it.
Floor finishes
Natural stone, sealed timber, terrazzo, vinyl, polished concrete and carpet each need different materials and methods — and some rule certain products out entirely.
What has not worked before
If a previous arrangement disappointed you, saying why is genuinely useful. It usually points straight at whatever was missing from the written scope.
